From 1st October 2008 all rental properties require an Energy Performance Certificate (EPC) when letting to a new tenant. A certificate is not required unless the tenant is changing and it is valid for 10 years. The EPC shows the estimated annual costs for heating, hot water and lighting for the property and this gives a prospective tenant visibility of these costs before signing a contract.

The EPC is identical to the ones which are issued for properties being marketed for sale so it will include recommendations which, if implemented, can reduce the energy costs for the rental property.
